VA loans

A VA loan is a mortgage backed by the U.S. Department of Veterans Affairs, designed to help veterans, active-duty service members, and eligible surviving spouses become homeowners. It's one of the most powerful benefits earned through military service.

Key benefits

  • No down payment required for most borrowers
  • No private mortgage insurance (PMI), ever
  • Competitive interest rates, often lower than conventional loans
  • Limited closing costs
  • No penalty for paying off your loan early

Who it's a good fit for: eligible veterans, active-duty service members, and qualifying surviving spouses. You'll need a Certificate of Eligibility (COE) to confirm your entitlement, which we can help you obtain.

Serving those who served our country is an honor. We'll walk you through every step and make the process as smooth as possible.

Who it fits in Northwest Arkansas

Northwest Arkansas has a strong veteran community, and VA eligibility is broader than many people assume. You don't need to be a combat veteran, and National Guard and Reserve service can qualify. If you served and you're buying a home anywhere in the region, from Bella Vista to Fayetteville, check your eligibility before assuming you don't have it.

VA loans work for a first home in Rogers just as well as a move-up purchase in Bentonville. The entitlement can also be restored and reused. Using it once doesn't use it up.

How the process works with a broker

First we confirm your eligibility and help you obtain your Certificate of Eligibility from the VA, a step we handle routinely. Then we shop your loan among VA-approved lenders, coordinate the VA appraisal, and manage the file through underwriting to closing.

Because we work with multiple lenders rather than one, we can match your file to a lender comfortable with your specific service history and situation.

Common misconceptions

Myth: VA loans take forever and sellers won't accept them. Fact: VA loans close on ordinary timelines when the file is handled by people who know the program, and a well-prepared VA offer competes just fine in the Northwest Arkansas market.

Myth: you can only use a VA loan once. Fact: the benefit is reusable. Myth: surviving spouses can't qualify. Fact: eligible surviving spouses can use the program too.

VA Loans questions we hear most

Who is eligible for a VA loan?

Veterans, active-duty service members, and many National Guard and Reserve members who meet service requirements, plus eligible surviving spouses. Eligibility is broader than most people expect. We can help you check yours and request your Certificate of Eligibility.

Do VA loans really require no down payment?

Qualified buyers can purchase with little to no down payment on loans within their available entitlement. You can still choose to put money down if you want a lower monthly payment.

Can I use a VA loan more than once?

Yes. VA entitlement can be restored after you sell and pay off a VA loan, and in some cases you can have more than one VA loan at a time. This surprises a lot of veterans we talk to in Northwest Arkansas.

Do VA loans have private mortgage insurance?

No. VA loans don't carry private mortgage insurance, even with no down payment. Most borrowers pay a one-time VA funding fee instead, and some, including many veterans with service-connected disabilities, are exempt from it.
