How to Speed Up Your Loan Process

Nothing moves a mortgage to the closing table faster than a prepared borrower. Most delays don't come from the lender. They come from missing, incorrect, or slow-arriving paperwork. The good news is that this is the part you control. Here's how to keep your loan moving.

Give the Lender Everything Up Front

The single biggest time-saver is providing all the documentation your lender requires as early as possible. Every day a document is missing is a day your file sits still. When you get your initial list, treat it as a priority and turn it around quickly and completely. A file that arrives complete gets underwritten fast; a file that trickles in gets delayed at every step.

Provide Exactly What Is Asked For

When the lender requests a specific document, send that exact document, not something you think is equivalent. An alternate version, a summary, or "close enough" paperwork almost always gets kicked back, and now you've lost days waiting on the round trip. If the request says a specific statement, letter, or form, that's what underwriting needs to move forward.

If you can't find the exact information requested, ask your broker before you submit anything. A quick question up front is far faster than sending the wrong item and waiting for it to be rejected. I'd much rather point you to the right document in five minutes than lose three days to a resubmission.

Respond Fast to New Requests

Underwriting often uncovers items that need a follow-up document. That's normal. What matters is how quickly you respond. When your broker reaches out for something new, provide it right away, and provide exactly what's being asked for. Fast, precise responses are what keep a loan on schedule after the initial submission.

Common Documentation Snags to Avoid

A few issues come up over and over and slow files down. Watch for these:

  • Bank statements missing pages. Lenders need all pages, even the blank "this page intentionally left blank" ones. A statement that says "Page 1 of 7" must include all seven.
  • Statements missing account numbers or your name. The document has to clearly show the account number and account holder. Screenshots and partial exports often cut these off.
  • Not enough funds shown for closing. Your statements need to demonstrate you have the money for your down payment and closing costs. If the funds aren't clearly there, ask your broker how to document them before submitting.
  • Missing Social Security award letters. If you're using Social Security income to qualify, the lender needs your official Social Security award letter, not a bank deposit or a screenshot.

Sign and Pay Promptly

Two quick actions keep your timeline tight:

  • Sign disclosures as soon as they arrive. Disclosures often start clocks that other steps depend on. Signing the same day keeps everything downstream on track.
  • Pay for the appraisal right away when requested. The appraisal can't be ordered until it's paid for, and the appraisal is frequently the longest single step in the process. Paying quickly gets you in the queue sooner.

Don't Change Your Financial Picture

While your loan is in process, the lender is verifying a snapshot of your finances. Any change to that snapshot can trigger new documentation, a re-review, or worse. Until you close:

  • Don't open any new accounts: no new credit cards, loans, or lines of credit.
  • Don't move money around. Large or unexplained transfers between accounts create a paper trail underwriting has to chase down. Keep your funds where they are.
  • Don't make any employment changes. Changing jobs, going from salaried to self-employed, or altering your pay structure can require the file to be re-underwritten and may affect your approval.

The fastest closings come from borrowers who send complete, exact documentation up front, respond to new requests immediately, sign and pay promptly, and keep their finances steady from application to closing. Do those things and you take the most common delays off the table entirely.
